The aims and objectives of the Eldonian CBHA Ltd's Rent Setting Policy are as follows:
Objectives
- To set and maintain affordable rents which are within the reach of people in low-paid employment, in line with the requirements of the Housing Corporation's Tenants' Guarantee. The Association will also ensure that it continues to meet it's legal, financial and other requirementrs in line with the Housing Corporation's Performance Standards.
- To maximise rental income within the context of 'affordability'.
Aims
- To ensure the minimum requirement of subsidy per home provided.
- To cover our costs of running the Association and to build up reserves to cover our future repair requirements.
- To provide homes of the size and type required in the area of our operation in discussion with the Local Authority, community groups, local residents and the Housing Corporation.
- To avoid discrimination in rent setting between tenants in receipt of Housing Benefit and others.
